Additional Property Attributes

The property contains two buildings, an office and a garage, that are approximately 800 and 600 square feet in area. It has been developed since the 1920s as a gas station and auto repair. Anticipated future use is commercial or residential.

A Phase I was conducted. he following recognized environmental conditions have been identified on the property:
A machine shop, historic service station, and auto repair business with underground storage tanks (USTs) operated on the property.
A print shop, paint shop, historic service station and auto repair businesses with USTs operated on an adjacent property, and contamination has been identified at one
Historic dry cleaning facilities were located adjacent to the property and in the surrounding neighborhood.
Historic service stations and auto repair businesses were identified in the surrounding neighborhood, and contamination has been identified at some of the properties.
The structures may contain asbestos-containing material (ACM) and lead-based paint (LBP).

A Phase II ESA was conducted. No constituents of concern (COCs) were found in groundwater. COCs were detected in soil, but only one sample was above the Missouri Risk-Based Corrective Action (MRBCA) Default Target Levels (DTLs) or, for metals, local background concentrations. The DTLs are the lowest risk-based target levels (RBTLs) in the MRBCA guidance. One lead sample did exceed the RBTL allowed for residential use, but not the RBTL for non-residential use. This was a surface sample (0-3') at location B-4.

A survey with ground-penetrating radar was conducted, but no indications of underground storage tanks were identified on-site.

Asbestos and lead-based inspections were conducted, and both of those materials were found in on-site structures.
