Additional Property Attributes

The subject site has served as an elementary school and preschool since its construction in 1938 until its recent closure in 2021. The Phase I Environmental Site Assessment (ESA) identified a former drycleaners located at 905 South 8th Avenue, which is within 505 feet from the subject property. The drycleaners was identified as a "High Risk Historical Record" by Environmental Data Resources, Inc. Additionally, a coal chute/coal room was observed on the interior west wall of the school building basement along with two former openings observed on the exterior west side of the building along the sidewalk. Contamination may be present in association with this structure including heavy metals and semi-volatile organic compounds (SVOCs). A Phase II ESA is recommended to assess the location of the former coal chute/coal room and determine if volatile organic compounds from historical operations of the nearby drycleaners facility have migrated onsite. Asbestos-containing materials, lead-based paint, and mold were also identified within the building. These hazardous materials should be properly abated prior to building redevelopment and occupancy.
