Additional Property Attributes

The Property is comprised of three parcels of land (0.6742 acre). The Property is described as: Lots Thirteen (13) through Twenty (20) of Block 10 of. THE NORTHWEST ADDITION to Oklahoma City, Oklahoma. The Property is currently comprised 100% (0.6742 acre) of commercial land consisting of one, 3,640-square foot service station and a small building add-on for an office in the tow yard. The Property is relatively flat, and slopes gently to the southwest. The Property elevation is approximately 1,205 feet above mean sea level (MSL). The Property is currently defined as being outside the 500-year floodplain by FEMA. The Property's geology consists of Quaternary-age alluvium. Soils at the Property are primarily classified as Urban Land;
* State regulatory agency records indicate four underground storage tanks (USTs) are permanently out of use and closed in place on the Property. According to historic sources, the Property has operated as an automotive filling and repair station. A portion of the property currently operates as a storage warehouse for Rogers Concepts and a portion of the Property serves as a tow yard.
