It is unclear whether Indoor Air quality is affected by soil vapor intrusion or by nearby traffic. Soil vapor intrusion could be mitigated with a sub slab vapor barrier or increased fresh air exchange. Ambient air intrusion could be mitigated through air treatment. Additional sampling is required to determine the exact source of indoor air contamination.

Additional Property Attributes

The Don Motel motor court operated on this approximate 0.62-acre site from 1944 to 1970. The property was used as rehabilitation and affordable housing (Miracle House, Tucson Prerelease Center, Miracle House Ministries, and New Beginnings Treatment) from 1976 through present. No RECs were identified in previous Phase I ESAs conducted by the City; however, in 2017, the northeast corner of the property was included in the Stone Ave & Grant Rd Water Quality Assurance Revolving Fund (WQARF) site by the State of Arizona to address upgradient tetrachloroethene (PCE) soil contamination. The City of Tucson Housing and Community Development Department intents to rehabilitate the site for affordable housing including affordable senior housing.
