Additional Property Attributes

The site is located at 474 Pine Street in Dooly County, Unadilla, Georgia. The site consists of two parcels of land separated by a roadway (Pine Street/ Highway 41). The northwest portion of the site consists of 3.12 acres and includes a former motel with surrounding parking. The southeast portion of the site is 1.25 acres and consists of wooded land.

Historical Information
The northwest portion of the site consists of a residential driveway from the earliest historical aerial image reviewed (1937) until the 1971 aerial image when the motel structure appears onsite. The southeast portion of the site consists of farmland and wooded land throughout all the aerial images reviewed.

The site does not appear on any of the facility databases reviewed in the Environmental Database Report. All-State Truck Stop and gas station, the southwest adjacent property, is listed on the Leaking Underground Storage Tank (LUST), Underground Storage Tank (UST), and TIER 2 databases. Terracon conducted a facility file review at the Georgia Environmental Protection Division (EPD) office for this facility. Based on information from the GA EPD, three USTs were removed from the property on February 1, 1997. Soil samples collected in December of 2002 revealed several soil samples exceeded the applicable threshold levels for benzene and the facility was instructed to conduct groundwater sampling. When drilling for groundwater, refusal was experienced at 32 feet and groundwater was not encountered. Based on information from Georgia EPD and the distance from the site, this facility is considered to be a REC.

We have performed a Phase I ESA consistent with the procedures included in the ASTM Practice E 1527-13 at the Former Regency Inn property located at 747 Pine Street Unadilla, Dooly County, Georgia. Based on historical information gathered from the site visit and the Environmental Database Report, the southwest adjacent property consists of a gas station facility that appears on the Leaking Underground Storage Tank (LUST) and Underground Storage Tank (UST) databases. This is considered to be a REC. According to the property owner, Ms. Sharmilla Patel, the property once contained an underground pool that has been closed and backfilled with unknown material obtained from offsite. Due to the unknown source of the material, it is considered to be a REC.

Based on the results of this Phase I ESA which identified an onsite REC(s), additional investigation is warranted to evaluate the potential for impact to the subject property. Specifically, a limited site investigation is recommended to sample and test soil and groundwater at the site for chemicals of concern generally associated with the adjacent property site usage.

During the Phase II ESA, the RECs identified in the Phase I were investigated. Soil and groundwater samples were collected in investigating the adjacent LUST site. Soil samples were collected in the area of the unknown fill material.
Based on the laboratory results, the adjacent truck stop has not impacted the site via soil or groundwater contamination. The fill soil did not have any constituents above regulatory limits. A building materials hazardous survey was also conducted. Laboratory analysis indicated the presence of asbestos-containing material in serval of the building materials. Lead-based paint was also detected in coatings collected from the facility. Proper abatement and disposal techniques should be adhered to during remodeling or demolition.

The site is currently being marketed by the current owner.
