Additional Property Attributes

The Property is comprised of one parcel of land (0.36 ac); Electric utilities are known to service the Property; The Property is described as: the North Half of Lot Eight (8), and all of Lots Nine (9) through Twelve (12), both inclusive, Block Fourteen (14), of THE GAULTS SUB ADDITION to Oklahoma City, Oklahoma; The Property is currently comprised of a 12,594 ft2 building with a paved parking lot; The Property is relatively flat, and slopes gently to the southwest; The Property elevation is approximately 1,230 feet above mean sea level (MSL); The Property is currently defined as being outside the 500-year floodplain by FEMA; The Property's geology consists of Permian-age sedimentary rocks; Soils at the Property are classified as Urban Land; While no state regulatory agency records indicate the current or former presence of underground storage tanks (USTs), aboveground storage tanks (ASTs), water wells, groundwater monitoring wells, or other environmentally-significant features, historic maps indicate that from at least 1922 until at least 1950, USTs were present; and According to historic sources, the Property was previously developed as a filling station.

It is the opinion of SCS Engineers that exposure to soil contaminants including surface metals at the site does not pose a risk to human health or the environment. Redevelopment plans include retaining the building structure on the Property. Due to surface contamination from leaking automotive fluids within the building, appropriate cleanup measures will likely need to be conducted prior to any redevelopment. With the exception of ethylbenzene, 1,2,3 trimethylbenzene, and 1,2,4 trimethylbenzene which exceeded Risk-based Soil Screening levels, VOCs do not appear to present a risk to human health or the environment. Therefore, after the appropriate disposal of contaminated debris and contaminant source materials, the interior structure including the concrete slab can be cleaned using combinations of steaming or power-washing with water or solvent, floor skidding, or stabilization with solid absorbents. Wastewater/solvent can be removed using Vacuum trucks and absorbents can go out as specialized solid waste. The concrete slab can then be painted or
sealed to provide an additional barrier to exposure.
