Additional Property Attributes

Phase II was completed. Hazardous Building Materials were identified. The Phase II Environmental Site Assessment of the Subject Property was conducted in general accordance with the scope and limitations of ASTM Standard E 1903-19. The assessment has led to the following conclusions regarding the Subject Property: Both friable and non-friable ACBMs were found on both the building's interior and exterior. If friable ACBMs are to be removed, an MDEQ project permit will be required; LBP is present throughout the Subject Property, in varying concentrations and colors. Most LBP-positive surfaces are intermittent, but with high enough concentrations of lead that TCLP sampling may be required by the disposal facility in order to accept the waste; Some existing LBP appears to have been encased with additional paint layers; No PCB-containing fluorescent light ballasts were observed in the building. However, fluorescent ballasts that were not observed must be assumed to be PCB-containing until proven otherwise; No mercury-containing thermostats were observed.

Currently, Alluvion hasn't begun remodeling or cleanup. They are leasing the building to Headstart Program.
