Additional Property Attributes

The Property comprises approximately 0.7231 acres and is shown in Appendix A. The Property is improved with a five-story, glazed brick building, which is approximately 50,000 square feet in size. The current owner, Life Issues, Inc., acquired the Property in 1994. The Property is currently occupied by Life House Books & Coffee. According to Mr. Stan Engle, Property owner, the first floor is used as a coffee shop; the basement is used as a printing shop; and the other floors are utilized occasionally for ministry-related services. The building roof has a cellular tower identified as being operated by AT&T. According to historical sources, the Property was initially developed with dwellings prior to 1904. The Property was developed with the current structure by 1919, which was initially used as the V.V. Campbell Co. flavoring extract factory and then as the Cains Coffee Company until at least 1969. The Western
Waterproofing Company is identified as an occupant in 1975. Burns & McDonnell's observations during the Property reconnaissance indicate that adjoining land is a BNSF Rail Line to the east, Saxum Public Relations and Advertising office to the west, Dolese Brothers building/warehouse and Black & Puryear Paint Manufacturer to the north, and a vacant parcel to the south.
