Additional Property Attributes

The Subject Property is approximately 2.5-acres that is a portion of a larger, approximately 140.85-acre tract. The subject property is limited to the former country club building. The building was constructed in the 1930s and measures approximately 20,000 square feet (sq ft). Previously the property operated as the Okmulgee Country Club from the 1920s until 2010 when operations ceased. From 2012 to 2016, Muscogee (Creek) Nation operated a restaurant in the current structure. The subject property is currently vacant.

The Phase I ESA found the following RECs: One sump with a steel cover was observed at the basement level, the sump is suspected to be a grease or grit interceptor associated with the kitchen/bar area. The site contacts were not aware of the use or purpose of the sump; however, based on an internet search of the manufacturer, it appears to be associated with grease collection and/or sewer components. The absence of information associated with the sump is considered a REC. According to a 2012 EA prepared for the former golf club facility, a maintenance shop, including maintenance equipment and aboveground fuel containers, was located on the golf club property, approximately 200 feet west of the subject property. No staining in the area was observed during the site visit. No details regarding the maintenance operations were provided. The presence of a former maintenance operation and fuel aboveground storage tanks (ASTs) with no details available is considered a REC.

Although not considered RECs, the following business environmental risk considerations were noted as part of this ESA: Based on historical aerial photographs, the building has been present since at least 1949; however, based on interview records, the building was constructed in the 1930s. Based on the date of construction and the duration of use, it is possible that asbestos-containing material (ACM) may be present in building materials. Based on the date of construction and the duration of occupation, lead-based paint (LBP) may be present in the interior and exterior coatings of the building. Moisture intrusion was noted due to roof leaks and unsealed exterior penetrations. The basement level was affected by broken water pipes and the wall board has been removed throughout due to moisture damage. Repairs are recommended in areas of moisture damage to prevent moisture intrusion, in accordance with state rules or industry standards. This assessment has revealed no CRECs, HRECs, or de minimis conditions in connection with the property.
