Additional Property Attributes

The subject property consists of 11 adjacent parcels that are currently vacant. Many of the parcels served as residential housing. 4101 North 24th Street was once previously a gas station from 1931 to 1965. The City of Omaha would like to redevelop the property for mixed use purposes. A Phase I Environmental Site Assessment (ESA) identified several historic drycleaners, historic gas stations, and active petroleum release investigations within close proximity to the subject property. The subject property is also located within the Omaha Lead Superfund Site. Soil samples have been collected on 9 of the 11 subject site parcels, with lead exceeding remedial target concentrations at 3905, 3925, 4019, and 4119 North 24th Street. These four parcels were subsequently remediated by the EPA. No lead screening has been completed at 4021 North 24th Street or 4101 North 24th Street due to commercial use at the time of EPA's assessment. A Phase II ESA is recommended to assess whether any of the drycleaning or gas station activities have impacted the underlying soil gas and groundwater at the subject property. Soil sampling is also recommended at 4021 and 4101 North 24th Street to assess surficial soils for lead.
