Additional Property Attributes

Total acrage of 2.84 and
consisting of two parcels, the two buildings on the property (Building 70 and 501 East
Main Street) are vacant. Both builidngs and parcels were originally developed for
industrial uses in the mid to late 1800s. Operations ceased in 1974 for 501 East Main
Street. Portions were vacant since the 1970s and others for at least 10 years. The
Property was first developed for an industrial use sometime prior to 1884. At that time, most of the property was occupied by the Osborne and Cheesman Company, who
conducted brass fabrication and tinning activities. Between 1884 and 1890, they
switched operations to the manufacture of elastic webbing, which apparently continued
until sometime around 1950. Building 30 was reportedly built in 1911, Building 50 was
built in 1912 and Building 70 was built in 1921. From the mid-1960s to circa 2011, the
Farrel Corporation operated its Process Laboratory at the 501 East Main St property.
In 1969, Farrel built the Engineering offices at 65 Main St, and a catastrophic fire and
subsequent demolition of the Ansonia Electric Co. buildings north of Building 70
resulted in the current parking lot. Both properties have been vacant since 2011; the
City took possession of 65 Main St in 2018 and redeveloped the former Engineering
offices as the new Police Dept.Farrel Corporation had completed clean-ups of
contamination present in environmental media on the Subject Property by 2013. HBM
present in the buildings likely pre-dated Farrel's ownership and is attributed to the the
Ansonia O & C Company, which no longer exists.

The Site has been used for industrial operations for over 100 years. The buildings are in disrepair, with roofs that are leaking and flaking outer walls.
The known presence of hazardous building materials (HBM) impedes the Site's
redevelopment and beneficial re-use. The buildings have been vacant since circa 2011, and
there are indications that trespassers have entered the buildings and stripped out some of
the metal pipes and cables, increasing the blighted condition of the property.
