Additional Property Attributes

A Phase I Environmental Site Assessment has revealed the following Recognized Environmental Conditions (RECs): 1) The site lies within the affected area of the Omaha Lead Superfund site, and soils have not been assessed for lead due to the property being zoned commercial; 2) Environmental Data Resources, Inc. (EDR) identified Kuhlman's Truck Care (6015 S 30th Street) as a cross-gradient property approximately 63 feet from the subject property. EDR classifies this facility as a "High Risk Historical Record;" 3)The subject property appears to have previously contained a rail spur; and 4) Review of Sanborn Fire Insurance Maps indicates the historical use of coal, kerosene, and oil stoves during the subject property's historic operation as a brewery and feed mill. A Phase II Environmental Site Assessment is recommended to determine if the identified RECs have impacted the environmental integrity of the subject property, including the potential for vapor intrusion, heavy metals including lead, volatile organic compounds, petroleum products, and semi-volatile organic compounds including polycyclic aromatic hydrocarbons.
