Additional Property Attributes

The subject property is currently a vacant lot that was previously developed for residential use between 1901 and 2014. Several historical drycleaning facilities were discovered within 1/3 mile of the subject property. A Phase II Environmental Site Assessment was completed in the summer of 2023 to determine if there may be a vapor intrusion concern for future occupants of the subject property. The compound 1,3-butadiene was detected in four of the six soil gas samples at a concentration exceeding the residential Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goal (RG). However, the detections are likely a false positive attributable to the sampling method. Benzene was detected in two of the six soil gas samples at a concentration exceeding the residential NDEE VCP RG. Due to future use plans consisting of residential units, installation of a vapor barrier or mitigation system is recommended.
