Additional Property Attributes

The subject property is currently a vacant lot that served as residential use between 1901 and 2012. The subject property lies within the Omaha Lead Superfund site and has been assessed by the EPA for lead contamination. Six soil samples were collected in August 2005 and the results indicated lead concentrations ranging from 373 to 859 parts per million (ppm). The Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goal (RG) for residential soil was exceeded in five of the six soil samples. Portions of the property with NDEE VCP RG exceedances were excavated and replaced with clean soil. Follow-up sampling confirmed the soil is now below the NDEE VCP RG at those locations. However, the However, the As-Built-Drawings for the remediation indicate that three areas of the subject property with NDEE VCP RG exceedances were left in place at the request of the property owner. Lead concentrations in soils left behind ranged from 688 to 1,305 ppm. Due to reuse plans consisting of new residential units, the soils with elevated lead concentrations should be removed and replaced with clean soils/fill materials.
