Incorporate green building techniquesGreen building is the practice of creating healthier, more resource-efficient models of construction, renovation, operation, maintenance, and demolition. Green building techniques can be instrumental in addressing climate change by more effectively controlling stormwater, reducing waste and emissions, and designing smarter infrastructure that allows for climate adaptation and mitigation. Techniques may include green roofs; energy, lighting, and water efficiencies; use of sustainable building materials; and incorporation of passive survivability features. Passive survivability is a building's ability to maintain habitability without relying on external utility systems for power, fuel, water, or sewer services, as well as being better able to withstand floods, severe weather, and temperature extremes."

Additional Property Attributes

The Aavedal Property is within the block formed by Church Street, Third Avenue, Pine Street, and Second Avenue in Sandpoint, Idaho. The lots are in Block 7 of the Farmin Addition and include the West 0.5 foot of Lot 4, Lots 5 and 6, the East 24 feet of Lot 7, Lots 13, 14, 15, 16 and the West half of Lot 17.

West 0.5 foot of Lot 4, Lots 5 and 6 the East 24 feet of Lot 7: The 1904 Sanborn map depicts buildings constructed on the property that were set back from the street and, likely, residential in nature. According to the Sanborn Maps, very little changed on the property between 1904 and 1921.

In 1939, a concrete floor, wood-post building was constructed on the Church Street side of the property for the LaGrou and Son Garage, which is significantly the same building that houses the present-day Alpine Shop. LaGrou and Son Garage was a Plymouth automobile dealership, followed by Johnson Motors in 1954, Butler-Ponack Motors from 1956 to1959, and Beaners Downtown Marina and Schweitzer Ski Haus from 1968 to 1972. The Alpine Shop began operating in 1972 and is the current business occupying the Church Street side of the Aavedal Property.
Lots 16 and the West half of Lot 17: On the Pine Street side of the Aavedal Property, the City Blacksmith Shop was housed in the approximate location of Lightning Lube from 1937 to 1956. In 1956, a farm equipment retailer replaced the blacksmith until 1962. Murray's Radio and TV Sales operated out of this location from 1962 until 1968 when the business became Murray Motors, a motorcycle-snowmobile dealership which operated into the early 1970's. Lightning Lube was established in 1986 and is the current business occupying the Pine Street side of the Aavedal Property.

Lots 13, 14, and 15: The 1951 Sanborn Map shows the City Club Tavern constructed on the Pine Street side of the Aavedal Property, west of Lightning Lube. The City Club was demolished in the early 1980's and a parking lot is now located in the area.

Mr. Bob Aavedal has continuously owned the Aavedal Property consisting of the Alpine Ski Shop (Church Street Parcels) and Lightning Lube (Pine Street Parcels) businesses since 1972. The Aavedal Properties are located in the heart of downtown Sandpoint directly across the street from the City parking lot and the Jeff Jones Town Square, within the Sandpoint Urban Renewal Agency (SURA) Downtown Revenue Allocation Area.

In 2006, a prospective purchaser encountered resistance from their lending institution to finance the Pine St parcels due to the Phase 1 determination that the potential presence of contamination exists at the site. The prospective purchaser asked Mr. Aavedal if he would carry escrow papers for the Pine St parcels. Mr. Aavedal did not want to carry escrow papers and maintain liability for potential contamination because the sale of these properties represents his main means of retirement. Mr. Aavedal, supported by the City of Sandpoint, submitted an application to enter DEQ's Community Reinvestment Pilot Initiative (Pilot) program. The Pilot was a state-funded program available to private and non-profit entities who completed DEQ-approved cleanups. However, the real estate collapse of 2008-2009, resulted in the prospective purchaser rescinding their offer.

In 2011, Mr. Aavedal entered into a lease agreement for the Alpine Ski Shop business with Brent and Nicole Eacret. The Eacret's have successfully managed the Alpine Shop and are now interested in purchasing all of the Aavedal Properties. Their primary short term goal is to improve the aesthetics of the property and to ensure that they have an environmentally clean site.

Improvements to the Pine Street Parcels in the short term include continuing the lease with the Lightning Lube business. Long-term potential redevelopment may include retail/office or other suitable downtown businesses. nsure that they have an environmentally clean site.
