The subject property includes a lot comprising 0.59 acres and is located at 525 S State Street in Orem,
Utah. The subject property building is an approximately 3,300-square-foot, single-story, veterinary clinic
originally constructed between 1969 and 1972. The building consists of a lobby, office/lab areas,
examination rooms, operating rooms, storage areas, kennels, restrooms, and an exterior covered area
with a shed. The building is constructed of concrete block with stucco and stone surfacing and a flat
roofing system.
Review of historical documentation indicates the subject property use was as an animal hospital since at
least 1969. The property owner identified a former machine shop operated in a former storage garage
along the eastern portion of the property (currently parking area behind the building). The subject
property is currently occupied as a Caring Vet and Pet Medical Services facility. Surrounding properties
are listed as mostly commercial with a dry cleaner located at 556 State Street since 1969.
Petroleum products and hazardous substances were not observed.
As indicated in Section 6.2 below, one listed site is located within 500 feet of the subject property. The
Blanco's Family Cleaners site, also known as Baird Drive-In Cleaners, is located at 556 S State Street,
approximately 215 feet west-southwest and cross-gradient of the subject property. The site has been an
active dry cleaner since at least 19769. Based on the historic and continuing site use as a dry cleaner and
the proximity of the site, this location may pose a risk to the subject property.
