Additional Property Attributes

The subject site has historically been a residence associated with Saint Anthony's Rectory, with the current building constructed between 1964 and 1969. The City of Omaha would like to include this site in the Southside Terrace - Indian Hills Neighborhood redevelopment project. As part of this project, some properties will be mixed-use, mixed-income housing with commercial space on the first floor. Others will be entirely mixed-income housing. Green space and playgrounds will also be incorporated into the site design. A Phase I Environmental Site Assessment (ESA), asbestos-containing materials (ACM) survey, lead-based paint (LBP) survey, and mold survey were completed for the site to identify any environmental concerns. The Phase I ESA did not identify any recognized environmental conditions. ACM was positively identified, and all ACM should be properly removed and disposed of prior to site demolition or renovations. Several painted surfaces tested positive for LBP. If the building will be demolished, no LBP abatement is necessary. If the building will be renovated, any LBP that may be damaged during the renovations should be properly abated or encapsulated. Evidence of moisture intrusion and visible mold growth were identified. There are currently no actionable levels for mold established in Nebraska. However, if the building will be renovated instead of demolished, all sources of moisture intrusion should be patched/repaired and building materials with mold growth should be discarded or professionally cleaned.
