Additional Property Attributes

The Old Brooklyn Community Development Corporation, along with afor profit developer (Heartland Development) have signed a purchase agreement to acquire and redevelop the subject site into 28 oto 30 new market rate housing units. The vacant parcel, located in the Old Brooklyn neighborhood of Cleveland has a history of use as a greenhouse. Phase I Conducted in spring 2006, by Smalley & Associates,indicating need for additional Phase II assessment invbestigation due to prior industrial uses on site. Phase II Phase II was begun in summer of 2006 to to determine the suitability of the site for residential development. This was originally reported on PPF attached to Quarterly Report, 1/1/06-3/31/06 soil sampling was conducted originally by Smalley and Associates who found arsenic at levels above exceedance levels for direct contact. This work was found to not meet expected standards (as per Ohio VAP regulations). On November 11, 2008 the County hired HzW Environmental Consultants to complete the Phase II investigation begun by Smalley in June 2006. Final results of Phase II soil samiling is that concentrations of arsenic were found below actionable levels and pesticide/herbicide compounds were also detected below generic direct contact soil standards.
