To summarize the Phase II findings, Burgess & Niple, Inc. indicated there was a concentration of benzo(a)pyrene from one soil sample (GP-08 0-2�) that exceeded the applicable Ohio Environmental Protection Agency (OEPA) Voluntary Action Program (VAP) generic direct-contact soil standards for commercial/industrial land use. Burgess & Niple, Inc. believes this elevated concentration could have been influenced by the presence of asphalt fragments in this sampling location. Burgess & Niple, Inc. indicated the planned redevelopment of the access ramp would not be adversely affected by the Phase II ESA results; rather, the planned emplacement of up to fifteen feet of fill materials for redevelopment would eliminate potential exposure to this exceedance.

Former Use: Parcel has been used as a freeway access ramp for the past 50+ years. Applicant (State Industrial Products) is projected to lose their current manufacturing and information technology buildings along with various parcels of vacant land/ parking lots due to the Ohio Department of Transportation's (ODOT) relocation project scheduled for 2007. State Industrial (SI)is being offered an option to purchase this existing freeway access ramp property, located directly south of and adjoining SI's current headquarter campus on Hamilton Avenue, Cleveland Ohio. Once cleared of any environmental contamination, SI intends to purchase this property and build replacement buildings for their manufacturing and IT facilities.
