Additional Property Attributes

Provided by Rick Dowell - 2007 Total Investment Outlays total row 56: 9,499,488 Estimated construction payroll: 4,456,000 Average construction salary in OKC: 30,000 Asbestos removal jobs: 40 Construction jobs created: 16.5 payroll/average salary/9 years Maintenance/operations jobs created: 3.5 Estimated sales tax generated by the 20 jobs above: 373,000 Estimated property tax increase assuming total build out: from 10,000/year to 160,000/year Dowell estimates approximately 70 businesses will occupy around 3,000 square feet each with around 6 employees each assume 2 employees per 1,000 square feet. Typical companies would include small oil and gas firms, small A/E firms, and law firms. This would equate to approximately 420 people assuming 100 occupancy and could generate an annual payroll of 20MM per year within 9 years assume average salary of downtown employees is between 40K and 50K per year.

Former Use: 200,000 square foot, 20-story office building in downtown Oklahoma City. Originally constructed as the Petroleum Building circa 1926 as an office building with a concrete structure and an art deco facade. The building was doubled in size in 1962 using a steel structure fireproofed with asbestos insulation. A "modern" facade replaced the original facade. The building has had many owners since its construction, but has always been used as an office building. The building was mothballed in 1994. A new owner purchased the building in 1995 and recruited one tenant that occupied a portion of floors 1 and 2 from 1996 to April 2006. The building has been vacant since that time.
