Current & Future Actvities: In April 2005 a fire destroyed the main showroom and offices structure at 4600 Euclid, the original two-structure complex is reduced down to vacant land (a large gaping hole in ground on the north side fronting Euclid Avenue) and the remaining four story structure, currently underutilized for parking/ warehouse storage, with an address of 2015 East 46th Street, Cleveland Ohio. Construction plans include renovation of the existing structure with a fifth floor-rooftop addition. Once completed this redeveloped structure will house the future offices of a law firm, realty development corporation , office and warehousing space forother local businesses .Upon redevelopment, 4600 Euclid estimates they will create 18 new jobs at the site. The total project cost is estimated at $5,978,000. This redevelopment project a part of the third wave of development along the Cleveland: Euclid Corridor district redevelopment which is cleaning up and redeveloping former vacanted and abandoned manufacturing sites generating greenspace, state of the art office facilities and job opportunities. Phase II & Subsequent Clean-up Activities: Environmental Assessment Investigation Activities conducted between 6/16/2007 and March 2008 indicate that TCE contaminants exceeding allowable commercial industrial standards are present in the groundwater while PAH contaminents exceeding commercal industrial direct contact standards were found in the imported fill dirt used to fill in the "gapping Hole" of the original show room builind at 4600 Euclid and subsequently destroyed by fire in 2005 (as detailed above). The path forward indicated at a March 14th 2008 meeting with the consultant (HzW) and applicant (4600 Euclid LLC) would be to complete all acrtvities assocated with and underground storage tank closure as per Ohio BUSTR regulations, verify removal of contaminated fill, and test newly imported fill conduct additional groundwater monitoring assessment, groundwater/ssoil leaching and indoor air sampling models Update the VAP Phase I, complete the VAP Phase II rport and NFA letter, prepare an O & M Plan for the newly redeveloped site. Path Forward: Institutional Controls Until final models are developed and testing is complete institutional controls are unknown.

Former Use: Property is located on the South East Corner of Euclid Avenue and East 46th Street. The property was originally developed in the 1880's as a residential property along Millionaires Row. The 1896 and 1912 Sanborn Fire Insurance maps indicate two residential structures along Euclid Avenue and a "Stable" outbuilding to the south of the structures. The existing four-story commercial structure in the southern section of the property was originally built as a four-story enclosed parking structure with a basement in 1918 as part of the Dowd-Feder Plymouth and Chrysler dealership. This sturcture was connected to a former two-story office/ autodealership showroom, located at 4600 Euclid Avenue, by a second floor auto- ramp and a tunnel connecting the basements of the two structures. The northern most building was destroyed by fire in 2005. Perin Shirley owned the property from 1926 through 1955 when it was operated as an auto dealership. It was sold to Premier Autoware Company in 1955 and Premier Industrial Corporation in 1958. It was operated for various automotive "aftermarket" retail sales until the property was sold to 4600 Euclid LLC in 2004. 4600 Euclid LLC intend on redeveloping the existing structure into a five story mixed-used office/ warehousing structure.
