Additional Property Attributes

Hazardous substances have been used and stored at the property since the early 1960s. More than 100 tons of military munitions, hazardous waste, solid waste, scrap metals, and contaminated media were removed during 1999. (PPF, 5/2/07)

Former Use: The property is in an area of mixed commercial, residential, and recreational use. The property consists of two main buildings with separate street addresses (1002 and 1010 West Hostetler Street, respectively), a few smaller storage sheds, and a back lot. The 1002 building is the oldest and the largest, consisting of small offices, shops/garages, and a drive-through warehouse/shop in the rear. Sauter's Truck Service was active in the 1940s and 1950s at another location in The Dulles and the 1002 building was moved to the property when the business relocated to Hostetler Street. The smaller 1010 building was built in the early to mid 1990s and is a two bay shop. The back lot is fenced, posted no trespassing, and the surface is mostly gravel, weeds, or bare ground. The property is a former trucking, storage, and multi-tenant rental facility that has been active in one capacity or another for more than 40 years. Hazardous substances have been used and stored at the property since the early 1960s. More than 100 tons of military munitions, hazardous waste, solid waste, scrap metals, and contaminated media were removed during 1999; however, these actions were conducted without performing an initial assessment to properly characterize the property and no confirmation samples were taken to ensure the removals achieved protective levels. Additional investigation uncovered the potential for hazardous substances that were not addressed by the 1999 removals. Currently, construction companies are using the back lot for storage. A brake alignment business is renting part of the 1002 building and the 1010 building is vacant. The property was originally owned and operated by Kenneth I. Sauter, who died in the late 1990s and left the property to his wife, Violet Sauter-Exley. (PPF, 5/2/07)
