Additional Property Attributes

The property is located in the Englewood Redevelopment Area of Escambia County. Upon completion of the assessment phases it is anticipated that there will be no cleanup required. Mr. Marchetti plans to complete the purchase of the property and expand his manufacturing operations and he expects to hire additional employees. The project will be consistent with the land use plan and will reduce slum and blight and stimulate commercial development. the site meets the requirements as a brownfield because if has a history of prior contamination which has stigmatized the site. Former Use: Mr. Kevin Marchetti, owner and operation of the Renaissance Man, operates a design metal fabrication company on site, and is under contract to purchase the property from Mr. Brown. The property has a history of soil and ground water contamination from previous metal fabrication and painting operations conducted by Mr. Brown. Mr. Marchetti entered the program to obtain ESA financial assistance in order to satisfy AAI Due Diligence Prospective Purchaser obligations. The Phase I ESA identified REC and Phase II ESA was subsequently conducted. The Phase II sampling identified levels of Cadmium slightly above the 5ppb level GCTLs. Supplemental sampling was conducted and verified that the Cadmium level was below detection limits at 4.5 ppb. The consultant recommended no further investigation was needed and all ESA operations have been completed. Mr. Marchetti is expected to complete the purchase of the property. He plans to expand the building and has indicated that he will be hiring one or two new employees in the near future. The Phase I ESA was paid for with EPA Brownfields Pilot Grant funding. The Phase II ESA and Supplemental Sampling was paid for with CDBG funding. (PPF-10/31/06)
