Additional Property Attributes

The property is located in the Palafox Corridor Brownfield Pilot Area. The plans for the property include: Renovating the building and restructure to be used as a building materials warehouse. The important factor to the buyer is the proximity to the rail spur. The renovation occupation for the property will generate tax flow, create a small number of jobs and will help alleviate blight in the area, thereby improving the overall area. However, re-zoning was denied by the County. The sale of the property to Mr. Morette was not finalized. The property is now being leased to Ace Insulation Company, a building insulation distribution company. They currently employ 30 people. (PPF-1/31/07)

Former Use: The property was developed as a warehouse/lumber supply and equipment rental facility from circa 1970 to 2004, at which time it was sold o Hope Lumber & Supply Company. The property has been vacant and used primarily to sore building materials (windows, siding, window screens) since 2004. A historical search revealed the presence of petroleum products on the site. A diesel fuel UST was previously closed in place and removed from the property in 1992, along with 39.7 tons of petroleum-impacted soil. Three monitoring wells were installed and sampled, the laboratory results of which were below detection limits for all constituents analyzed. Based on the ground sampling results, FDEP approved a �No Further Action� status for the petroleum discharge associated with the tank removal in 1993. Although the cleanup on the impacts from the former UST has been deemed complete by the state, the former UST is a historically recognized environmental condition. The property was under contract to purchase from the Hope Lumber Company by Mr. Rick Morette. As part of the AAI Due Diligence Prospective Purchaser requirements, Mr. Morette hired Cameron-Cole to conduct a Phase I ESA and, subsequently, a Phase II ESA. During the ESA, Cameron-Cole learned that the property is located in the Palafox Corridor Pilot Brownfields Area and as such, eligible for ESA financial assistance. Mr. Morette enrolled in the Brownfields Program. The Phase I was completed and paid for using EPA Brownfields Pilot Grant Funding. The Phase II ESA was conducted immediately after the Phase I, completed and the funding for the Phase II was provided by CDBG funding. Cameron-Cole reported no recognized environmental conditions and recommended that no further investigation is warranted. (PPF-1/31/07)
