Additional Property Attributes

The four boundaries of the property are as follows: West State Highway 51 to the south; East 0750 Road to the north; Brewer Street to the east; and Woodard Road/Tahlequah Municipal Airport to the west. The property is currenty being used for industrial, business, and education purposes. A giant mound purpotedly excavated earth material from the American Woodmark Corporation location was observedd on the northeast corner of the property.

Former Use: The Property was primarily open farmland until the late 1990's. Development on the property appears to have occurred sometime between 1995 and 2003. The property is composed of approximately 258 acres of open grassland and five buildings. The American Woodmark Corporation owns the building in the northeast corner of the property. It is used to manufacture cabinets. The Indian Capital Technology Center main campus building and its Heavy Equipment Operating Technology Center are located on the southeast corner of the property. These buildings are the vocational technology centers of Tahlequah. The Dollar Thrifty Automotive Group, Inc. owns the building to the southwest corner of the property. This facility is a customer service phone center for rental cars. The Oklahoma State Bureau of Investigation laboratory is located on the west side of the property. A soccer field is located on the northwest corner and an enclosed water well station building is located east of it. Legal description -The NE � of the NE � and the SE � of the NE � and the E � of the SW � of the NE � and the NE � of the SE �, all in Section 30, Township 17 N, and Range 22 E, containing 140.0 acres, more or less AND The NW � of the NW � and the SW � of the NW � and the NW � of the SW �, all in Section 29, Township 17 N, and Range 22 E, containing 120.0 acres, more or less. Less and except a tract of land lying in and being a part of the SE � of the NW � of the SW � and in the NE � of the SW � of the SW � of Section 29, Township17 N, and Range 22 E, Cherokee County, Oklahoma.
