Additional Property Attributes

The Chicago, Milwaukee, St. Paul and Pacific Railroad ran along the northeast boundary of these two parcels from 1914 to 1979. The ties and rails were removed in 1984. In a Memorandum of Understanding with Clallam County, the Jamestown S'Klallam Tribe (the owners of the property) have agreed to let the County build a section of the Olympic Discovery Trail over the old railroad bed. The Tribe had a Phase I ESA done to assess possible contamination on the sites, then a Limited Phase II ESA was done to test for contaminants in relation to the railroad grade. Small amounts of residual petroleum hydrocarbons quantified as diesel and semi-volatile organic compounds were detected below MTCA Method A and B cleanup levels. To eliminate any concern about the contaminats, a full Phase II ESA was done; more samples were taken and tested and the results were that there were no samples found to be above MTCA cleanup levels. The County began construction of a section of the Olympic Discovery Trail on approximately 2.54 acres of the subject property in February 2008. This section is due to be completed by Fall 2008.

Former Use: The subject property is located at the intersection of West Sequim Bay Rd. and Highway 101 in Clallam County, on the Olympic Peninsula in Sequim, Washington State. The two parcels are collectively known as the Gadamus (Log Cabin) property. From 1914 until 1979, the Chicago, Milwaukee, St. Paul and Pacific Railroad tracks operated along the northeast boundary of the subject parcels. The railroad ceased operation in 1979 and the ties and tracks were removed in 1984. In 1986, James Gadamus purchased the property. At that time it was covered with Cedar, Douglas fir, alder and vine maple. Mr. Gadamus cleared an area of the property and a log cabin was constructed on it. The log cabin served as a residence and an art gallery until 1994 when the Jamestown S'Klallam Tribe purchased the two parcels and used the log cabin to house their Economic Development Department. The property was unoccupied from August 2006 until September 2007. Currently the Tribe's Personnel Office with three employees are using the Log Cabin for their department. In August 2006, the Jamestown Tribe signed an MOU with Clallam County establishing the County's perpetual use of the old railroad bed along the northeast boundary of these parcels as a section of the Olympic Discovery Trail.
