Additional Property Attributes

The property lies within the City of Beaverton, but has never officially been zoned under City standards. The City requires that all properties within the immediate vicinity of the subject property be Master Planned before being allowed to apply for City zoning. There was an interest in seeing the subject property be redeveloped with the surrounding properties as a TOD transit-oriented development site. The proximity to the MAX Light Rail creates a perfect opportunity for high-density residential/commercial development. Working with Oregon Solutions and the City of Beaverton, Metro attempted to bring all property owners together in an attempt to agree in principle to a new Master Plan for the area. Unfortunately, several iterations with Oregon Solutions could not yield a satisfactory solution for any party. Both Metro and the City of Beaverton agreed to back off any future development, until such time as the property owners, or the market, dictate renewed interest.

Former Use: The site is currently listed as a closed DEQ LUST site. The site is currently dormant, however, was formerly used as the Setniker's Aloha Shell Station. Three USTs utilized by the former service station were removed from the site and closed under Oregon Soil Matrix rules. Two additional tanks from earlier site activities were also removed under a pre-1974 exemption, therefore no information regarding sampling or analysis of those USTs is available.
