Additional Property Attributes

The existing building was extensively remodeled to allow for the planned manufacturing operations, which required asbestos abatement activities to be conducted. In addition, six orphaned USTs were encountered the parking lot, which required proper management under the State's program. Green-Source Products, LLC is a privately-owned company, which will be leasing the Property from 1170 Ivanhoe, LLC. Green-Source Products brands itself as the �one stop shopping place� for building green, which makes it a destination for clients interested in utilizing environmentally-friendly and sustainable construction and building products. Green-Source manufactures a highly efficient panelized wall system, called Green-Source Panel System. Green-Source intends to use the panel system as a point of entry into the $12 billion green building market.

Former Use: A review of historic records indicates the Property was developed in the early twentieth century by The Cleveland Steam Boiler Works and Connelly D. Boiler Company for boiler manufacturing. The Property was occupied by Reliance Electric Company in the middle of the twentieth century for electric motor manufacturing. The Property was briefly occupied in the 1980s by a packaging company. The Property was most recently occupied by The Fabricating Specialties Company between 1995 and 2005 for use as a steel cutting facility. Historic operations involved the use of cutting oils, metals, solvents, sulfuric acid for a pickling operation, and storage of petroleum products in several underground storage tanks (USTs). Previous environmental assessments of the Property indicated numerous chemicals including: paint-related products, sand blast media, hydraulic oils, greases, and coolants were stored in the main manufacturing building and detached maintenance garage onsite. Three USTs were removed from the Property in June, 1995.
