Additional Property Attributes

Two soil borings completed and one soil sample collected from the Range 2 interval. The sample was analyzed for volatile organic compounds (VOCs) and total extractable hydrocarbons (TEHs), and no compounds were detected above Statewide Standards or Tier 1 Target Levels. One groundwater sample was collected and analyzed for VOCs and TEHs. Eleven VOC components reported levels above the Statewide Standard for a Protected Groundwater Source and seven of those 11 VOC components reported levels above the Statewide Standard for a Non-Protected Groundwater Source. TEH concentrations were below Iowa Tier 1 Target Level Standards. Based on the results of the data collected during the Phase II ESA, it is recommended the Iowa Department of Natural Resources (IDNR) be consulted regarding the risk to any future development at the site. An Underground Storage Tank Tier 2 Report completed for B&R Oil at 100 Commercial received No Further Action Required status. However, the Tier 2 did not include the residential confined space on the adjacent property, and the sanitary sewer serving the home was treated as non-residential due to zoning. Significant groundwater concentrations of benzene were detected during the Phase II Assessment, and the cumulative risk calculator calculated an unacceptable risk for the constituents detected in groundwater.

Former Use: One two-story residential home built in 1901. The structure has a stone foundation, vinyl siding, and contains 588 square-feet of space. The property also has a 392 square-foot, single-story garage built in 1960.
