The Phase I report recommended that the 4 accessible USTs be cleaned and removed, and the adjacent soil sampled to determine if a release occurred from any of the tanks. In addition, a subsurface investigation of the remainder of the property should be conducted to evaluate the soil and groundwater underlying the property for releases that may have occurred at the site. The 4 accessible USTs were removed in September 2008 and the adjacent soil sampled for the Phase II. In addition, five soil borings were also advanced to evaluate soil conditions throughout the remainder of the property. Soil samples from the tank graves were found to have very low concentrations of VOCs, PAHs, and EPH carbon fractions were detected in the samples, but no reportable conditions were identified during the UST removals. In the additional soil samples, l concentrations were reported that exceeded RCS-1 concentrations, which were likely the result of historical filling activities, and as presented in the MA DEP's technical update, therefore did not constitute a reportable condition. Per a conversation with the property owner in October 2010, the owner confirmed that he has moved his retail business to the site and that a tenant has opened a new restaurant business on the property. The property owner and tenant have invested approximately 200,000 in the property. Due to the redevelopment of this property, 1 job was retained and 5-6 new jobs were created. The property owner anticipates to further invest in the property over time.

Former Use: The property contains a building used as a store and gasoline station from the mid-1930s through November 2006. The building was constructed in approximately 1925, which replaced a previous building destroyed by fire. The garage bays of this structure were used by the Bernardston Highway Department in the 1930s through the 1940s. The Bernardston Fire Department utilized the bays from the late 1940s until the 1970s.
