The Historic Fourth Ward Park and Atlanta BeltLine Eastside Trail received a 2015 Phoenix Award for Excellence in Brownfield Redevelopment. The City's Brownfield Program played an early role in the redevelopment by conducting a Phase I Environmental Site Assessment (ESA) on 2 acres of the 17-acre park in 2007. The park's $23 million construction is credited by the Atlanta BeltLine, Trust for Public Land and others to be the catalyst for the remarkable investment in the area and along the Eastside Trail. Since the park's opening, the old Sears, Roebuck & Co. southern headquarters underwent a $250 million renovation into Ponce City Market. And, in October 2019, a new $200 million mixed-use development will open adjacent to the Eastside Trail and across Ponce City Market and the Historic Fourth Ward Park. This development includes a 12- story, 360,000 square foot office tower and a 60,000 square foot grocery store. Nearly all the other underutilized industrial and commercial properties immediately adjacent the park have been redeveloped in recent years. Approximately 1,500 new housing units been built increasing property values upwards toward $400 million. In addition to spurring all this new development, the park's primary purpose is its 2-acre Clear Creek Basin acting as a massive retention pond to help mitigate flooding and combined sewer overflows.

Former Use: Historically, the central portion of the Property that is located south of the former Dallas Street was developed residentially as early as 1938. Between 1940 and 1949, the northern portion of the Property, north of the former Dallas Street, was developed commercially with a trucking facility (Howard Baer) and the footprint of this operation was subsequently expanded between 1949 and 1955. Between 1960 and 1968, the residential structures south of the former Dallas Street were demolished and replaced with truck parking associated with the Howard Baer facility located to the north. Between 1955 and 1970, the southernmost portion of the Property was utilized as an unlined, construction and debris (C&D) landfill. No significant changes occurred to the Property until 2007 when the Howard Baer facility was demolished. From 2009 to 2011 the Property was redeveloped into the Clear Creek Pond portion of the Historic Fourth Ward Park redevelopment.
