Additional Property Attributes

The Property is situated in a relatively flat area characterized by vacant land, railroad tracks, commercial/industrial and residential land uses. Single family residential homes are located to the north and a mobile home park is located to the east. Railroad tracks are located south of the Property followed by commercial and industrial land uses. Vacant land is located west of the Property. The Property includes two parcels of land, the �west parcel,� and the �east parcel.� According to the Delaware County GIS website, the east parcel is currently zoned as Intense Industrial (II), and the west parcel is zoned as Mobile Home Residential (MHR). The west parcel includes one building that is currently used for industrial activity, primarily rubber manufacturing and metal finishing. The Property also includes a storage shed (containing automobile tires) and vacant land that comprise the east parcel.
