Additional Property Attributes

Former Use: The Property is located at the northwest corner of the intersection of Sherman Church Avenue, SW and Maplelynn Street, SW in Canton, Ohio. The current Property use is residential and the surrounding property uses are either residential or agricultural. The Property encompasses part of a grassy hilltop with a few trees and includes two residences. The eastern third is a fill-constructed terrace adjacent to and about the same elevation as Sherman Church Avenue, 1,180 ft msl. The Lindsay house (5025 Sherman Church) abuts the west side of the fill terrace. The remainder of the Property (to the west) forms a gently sloping swale that dips towards the south. The second residence (4043 Maplelynn) is located in the south-central area of the Property near the base of the swale. Surface drainage flows toward the south into an tributary of Bezales Run, which in turn is a tributary of the Tuscarawas River. The Lindsay residence was formerly used as a gasoline service station and convenience store. The original structure was built circa 1947 and operated as service station and convenience store from 1961 through 1991. The structure was converted to and used as the current residence after 1991. Four gasoline underground storage tanks (USTs) were located between the current residence and Sherman Church Avenue. The USTs, one dispenser island, and some associated petroleum-contaminated soil (fill) were removed in March 1991 by Pachan Construction Company, Inc., and Halter Excavating. The Bureau of Underground Storage Tank Regulations (BUSTR) provided oversight during the removals and Flynn Environmental, Inc., performed the closure site assessment. Soil analytical results from the excavation limits exceeded BUSTR action levels for benzene and total xylenes. Ground water was not encountered during the UST removals.
