Additional Property Attributes

The site is located at the southeast corner of Main Street US 127 or Hamilton-Eaton Road Ritter Street at 10 South Main Street in the Village of Seven Mile, Ohio. The parcel is 0.238 acres and is currently a vacant lot owned by Ms. lrma Schnapp. The site consists of a gasoline service station building and filling area consisting of two dispensing units. There are four gasoline/diesel UST located in one cavity, one kerosene UST and one used oil UST. The kerosene and used oil USTs are located very close together, about 15 feet apart. The site is zoned commercial. The Village of Seven Mile plans to use the property for intersection improvements and for open space or as a park. In 2009, BUSTR determined that Ms. Schnapp did not have the financial resources to pay for the removal of the UST system. Butler County provided funds for UST removal. The Scope of the Phase II portion of TBA was to assist with sampling and analysis of samples during UST removal. Results of the sampling indicated that no release of petroleum was detected therefore, No Further Action Status was requested. BUSTR granted NFA status in July 2010.

Former Use: From about 1927 through 1959, the site was residential property. In 1959, the Champion Service Company Champion acquired the property and converted it to a service and gasoline station. Between 1960 and 1961, Champion installed six single walled steel underground storage tanks UST. Four of the tanks are 2000 gallon gasoline USTs one may have been diesel, one kerosene UST of unknown capacity, and one 500 gallon used oil UST. In 1985, the current owners, Mr. Cyril E. Schnapp deceased and Mrs. Irma R. Schnapp, assumed ownership of the gasoline station and continued operations. The station was closed in 1995 following the death of Mr. Schnapp and Mrs. Schnapps inability to continue normal operations of the business. Since that time the property has fallen into disrepair and currently is boarded up and deteriorating. There may be 3-4 inches of gasoline left in the tanks after the 1995 closure.
