Additional Property Attributes

Asbestos abatement is being conducted throughout the building prior to rennovation needed for occupancy. Total loan approved is 1.8 mil, to be funded out of two different RFL grants. Total asbestos abatement costs approximately 3.6 million. This is a commercial building that is being incrementally leased as areas are cleaned. The owner is also investing approximately 6.25 million in other rennovations to the building unrelated to abatement. NOTE- INFORMATION CONCERNING JOB GENERATION & LEVERAGE FOR THE ENTIRE BUILDING PROJECT IS INCLUDED UNDER THE FIRST NATIONAL CENTER INFORMATION ON BF96679701.

Former Use: The First National Center-West Tower was constructed in 1931 as the largest and most elaborate building of its time. Designed by The Weary and Alford Company of Chicago and built by the Manhattan Construction Company of Oklahoma, First National Center was the fourth tallest building west of the Mississippi River. Originally built as a replica of New York?s Empire State Building. Initially owned by First National Building Corporation, the building was erected to house the First National Bank and Trust of Oklahoma City, which moved into its offices in December 1931. Bank shareholders envisioned the property giving ?an impression which conveys the power and protection of this largest bank in the?oil fields.? Soon after completion, the Great Depression hit and downtown development halted. While improvements have been made to the facility, such as the addition of a parking garage, the original property is fully intact. The second structure, located just east of the skyscraper is known as the Center building. This 14-story structure, completed in 1957, is connected to the high-rise on several levels. The third structure, called the East building, is a 14-2 story L-shaped addition was completed in 1972. At the time of the East building addition, federal fire protection standards required asbestos to be sprayed on all structural steel members. For this reason, asbestos is limited to the columns, beams and floor decking that was constructed on each floor with subsequent overspray on ducting and piping. Additionally, fire proof asbestos containing flooring material and thermal system insulation is also present in the building.
