Additional Property Attributes

The Property was overgrown with vines and trees at the time of the site visit; therefore most of the Property was inaccessible for inspection. Due to the inaccessibility of the site, once the vegetation is cleareed a second site visit is necessary in order to complete the environmental due diligence for the Property. Parts of the property may be considered a wetlands by the Corps of Engineers. A wetlands delineation should be performed on the Property prior to any development.

Former Use: The Property is the former location of teh Vestal Nursery and Greenhouses. The south approximately 20-acre section of the tract is currently owned by Vestal properties, Inc. The north approximately 20-acre section of the tract is currently owned by Apartment House Builders and Beach Abstract. The east approximately 5-acre section of the tract is currently owned by the Held Family. Adjoining properties are those properties whose border is contiguous or partially contiguous with the subject Property, or that would be if the properties were not separated by a roadway, street, or public thoroughfare. The subject Property is bordered to the north, west and east by residential areas. Adjoining to the south is undeveloped land then the Arkansas River.
