Additional Property Attributes

The 2020 Phase I ESA identified the following recognized environmental conditions (RECs) in connection with the Site:
On-site:
1. The former Bennetts' Auto Dealership operated on the Subject Property as an auto repair facility from the 1970s to 2000. This facility utilized USTs (which were removed), and in-ground hydraulic lifts. Previous environmental investigations were conducted to address the on-site USTs, but Cardno considers the soil and groundwater to not have been adequately evaluated. Based on the length of operation, auto repair/maintenance operations, and observed data gaps, it is feasible that impacted soil, groundwater, and/or vapor are associated with the Subject Property.
Offsite:
2. The former Burns One Stop Service operated at the adjacent west property from the 1950s to the early 2000's. This facility has reportedly utilized USTs since the 1970s. Previous environmental investigations were conducted to address the USTs but Cardno considers the groundwater to not have been adequately evaluated. Based on the length of operation and inferred groundwater flow direction toward the subject site, the former Burns One Stop Service may have adversely impacted the Subject Property.
3. The Sam's Service Station has been in operation since the 1970s to present day. Based on the length of operation and distance, this facility may have adversely impacted the soil, groundwater, and/or vapor at the Subject Property.
4. The Broadway Boutique and Dry Cleaners has been in operation since the early 2000s. Based on the length of operation and distance, this facility may have adversely impacted the soil, groundwater, and/or vapor at the Subject Property.

A Phase II ESA was completed at the Site in June 2021. The Phase II ESA identified concentrations of petroleum constituents (naphthalene and gasoline-range organics) in exceedance of RBCs. No impacts to Site groundwater were identified. Cardno recommends that the potential for vapor intrusion in the southwest corner of the Subject Property should be further evaluated to verify concentrations of GRO do not exceed RBCs.
