Additional Property Attributes

See Phase II investigation report prepared for U.S. EPA Region V and the Duluth Economic Development Authority in May 2011. In general, all future property owners and planned uses should comply with the regulations and guidance provided by MPCA, MDH, and U.S. EPA to protect both human health and the environment. In addition, the Site owners may want to consider the following: ? Exceedances were identified throughout the Site including surface and subsurface soils and groundwater. ? Given the likely future use of the Site for recreational purposes, further delineation and limited removal or treatment of contaminated soils may be required.

Former Use: The Site is owned by Duluth Economic Development Authority (DEDA) and consists of "Lot D" at approximately 1000 Railroad Street, along the northern shore of the St. Louis River harbor area in Duluth, St. Louis County, Minnesota. As of September 7, 2017, the Site is currently unoccupied and is zoned MU-W (Mixed Use Waterfront). The only building on the Site is a small garage, with additional remnant building footings and foundations. Access is restricted by chain link fencing and two gated entrances along Railroad Street. The Site is variably covered by pavement or gravel. Historically, the Site has been used for commercial and industrial activities. Historical buildings and operational areas including warehouses, food packaging, scrap yard, rail services, and manufacturing were previously located on the Site. City water and sewer serviced historical buildings.
