Additional Property Attributes

Phase I ESA identified the following recognized environmental conditions: �A filling station was located adjacent to the Subject Property to the south. No information about the proper closure of the three gasoline USTs was available for review during this Phase I ESA. �Six (6) LUST Sites, three (3) UST Sites, nineteen (19) historical auto stations, and twenty (20) historical dry cleaners are located within close proximity to the Subject Property. Subsurface migration of potential chemical contaminants and/or soil gas vapors from these sites may have impacted the Subject Property. The presence of Suspect ACM and lead based paint in the building on the subject property was also identified as a business risk associated with the Subject Property. An asbestos and lead based paint assessment is warranted if the structure is to be re-occupied, renovated or demolished.

Former Use: The Mt. Pleasant NOW Development Corporation acquired the subject property on May 14, 2002 from Highpoint Development Corporation an Ohio not for profit corporation. According to the present property owners, the Subject Property is zoned for office/commercial space. The building on the Subject Property has been vacant and �boarded-up� to prevent further vandalism. The previous property owner used the structure as an office building. A review of historical Sanborn Maps indicates the Subject Property original parcel of land extended to Kinsman Road.
