Additional Property Attributes

Collapsed buildings within a light industrial use zone and low-moderate income residential area. PRDOT considering redevelopment as an eco theme park with rides, gardens, restaurants, and parking space. Several investigations conducted, originally due to elevated cadmium in groundwater following closure & capping of 2 surface impoundments (adj. prop.). In conjunction with the 2004 sale to PRIDCO, Caribe GE conducted more investigations identifying contaminants associated with chlorinated solvents in soil, soil gas & groundwater; no source has been identified; highest levels in soil/soil gas were south of the warehouse and below the manufacturing building. All soil analytical results were below 2009 EPA Region 9 RSLs for industrial soil. CVOC-contaminated groundwater extends across the property with concentrations above EPA MCLs. ACM and LBP were identified during the Phase II ESA within the former manufacturing building, storage shed, parking area, security guard post and warehouse.

Former Use: Caribe GE conducting remedial investigations under RCRA oversight; prev. manufactured industrial circuit breakers (1956-2003), operated an electroplating operation until 1981.
