Additional Property Attributes

The subject property is an approximately 0.2 acre property that includes a brick building which was formerly used as a filling station and radiator shop. The building has been out of operation since before its acquisition in 2011 by the City. The EPA conducted Phase I and Phase II TBAs to determine if historical activities conducted on the property or at adjacent properties impacted the soils and groundwater at the subject property. No contaminants were detected at concentrations above 1 percent. The material sampled was not observed to be damaged. Some painted surfaces were identified as Lead Based-Paint (concentrations above 0.5 percent by weight or the equivalent 1 mg/cm2), and two of these surfaces were damaged (flaking and peeling). Soil samples contained Arsenic and Lead at concentrations above LTDLs. Possible PCE (TETRACHLOROETHENE) contamination due to dry cleaners near subject property. Remove Hazardous materials -prior to demolition. If building is demolished Lead Based Paint and Asbestos Containing Material should be abated by a licensed contractor.
