The US EPA tasked Tetra Tech, Inc. to conduct a supplemental assessment of the site under the Superfund Technical Assessment and Response Team (START) contract EP-S5-13-01, Technical Direction Document (TDD) No. S05-0003-1608-008. The property was previously used as a coal gasification plant and electric utility transformer yard, and most recently as an auto repair facility. The City of Xenia received funding through the Ohio EPA TBA program to perform a Phase I and a limited Phase II Assessment for the property. These assessments were completed in March 2015 and June 2016, respectively. The results of the Phase II indicated that additional assessment was necessary to delineate impacts and to determine if there is any off-site migration of compounds of concern. The City plans to use the land in support of the redevelopment of a long-vacant commercial building to the north and also to support a City park immediately to the south. The environmental assessment results will be used to ensure that environmental conditions discovered during the assessments of the Site, if any, are fully considered and appropriately addressed as part of the future redevelopment of the area.

Former Use: The property was formerly operated as the Xenia Gas and Light Co. gasification plant on the southwest portion of the property and two dwellings on the northeast section. The property was later developed as the Dayton Power and Light company to include a transformer yard and a shop building. The property was later occupied by the Chemical Research Associates Co. The current owner, Mr. Walter Collier, purchased the property in 1977 and operated Tom's Auto Parts as an auto repair service until 2004. The property has remained vacant since that time. The property is planned to be redeveloped for recreational use.
