Additional Property Attributes

Available records detail numerous local areas of petroleum contamination at site,with VOCs and metals on adjacent land. Full extent of impacts do not appear to be fully defined or understood. Cleanup work is ongoing. Former Use: The property is located on Kodiak Island, approximately 2.5 miles southwest of the City of Kodiak. The area under study is a portion of the almost 700 acres of land owned by the Natives of Kodiak, Inc. (NOK). The greater NOK site is all part of what was Fort Greely, a portion of a historic U.S. Navy Base that is now a Defense Environmental Restoration Program-Formerly Used Defense Site. EPA grant funding was used to complete a Phase II ESA to characterize soil and groundwater quality prior to redevelopment of the property. The investigation included advancing nine soil borings, five temporary monitoring wells and two soil vapor points. The Phase II ESA identified the following: 1. The analytical data collected during this investigation indicate that arsenic was the only constituent detected in soil and groundwater at concentrations greater than the applicable ADEC cleanup values. However, since there is no known anthropogenic source of these metals at the Property, the reported arsenic concentrations are considered indicative of natural background concentrations. 2. Bromodichloromethane, 1,3-butadiene and chloroform were detected in soil vapor samples at concentrations that exceed the residential target levels (TLs) and/or commercial TLs and are reportable to ADEC. It was recommended that the Property engage ADEC about next steps and seek guidance on additional investigation at the Property that may be required by the agency prior to redevelopment.
