The site is located in one of the City's Industrial Growth Zones, a new initiative designed to accelerate grown and development in Chicago's industrial sectors and bring jobs to the local residents and community. U.S. EPA tasked Tetra Tech, Inc. through the START contract to conduct a Phase 2 Environmental Site Assessment to evaluate potential vapor intrusion concerns.

Former Use: The Valspar Corporation leased the property until 1984. The plant had been used for paint, latex and solvent-based consumer and industrial coatings, and alkyd resin manufacturing. The alkyd resins were manufactured only until 1982 when the resin manufacturing facilities were destroyed in a fire. Chemicals were stored, products were processed and underground storage tank farms were present at the property. The property was enrolled in the site remediation program (SRP) and received a no further remediation letter in 1998, prior to the SRP's addition of the indoor inhalation exposure pathway. The site was assessed for the vapor inhalation pathway, and data gaps in soil and groundwater were investigated.
