Additional Property Attributes

Former Use: The Crystal Ice Plant is located at 600 East Lee Street within a district consisting mostly of commercial and residential development. The 0.797-acre site contains an approximately 27,271 sq.-ft building complex consisting of eight interconnected single-story brick, cinderblock, and sheet metal structures associated with loading docks. The City used the complex for office equipment storage, however the complex is now vacant. The Crystal Ice Plant building was originally constructed in the 1920s with modifications from 1940s to 1986. Buildings within the complex have been used for ice production, cold storage, furniture storage, a produce shop, and as a machine shop. A former rail spur ran along the northeastern boundary of the site. The Phase I ESA found the following RECs: former machine shop with many oil stains, numerous miscellaneous 55-chemical containers that were full or full with and without labels, and an abandoned former rail spur. Business Environmental Risks found were: suspected Lead-based paint (LBP) and Asbestos containing materials (ACM) due to the age of construction and site visit observations.
