Additional Property Attributes

Former Use: The Former St. Luke's Hospital facility is on approximately 5-acres and is improved with a 30,000-square-foot 1963 Hill-Burton funded hospital, a single, one-story brick building on a concrete slab, driveways, parking areas, a helipad, and maintained grass vegetation. The property is currently vacant and located in a primarily residential area. During the Phase II ESA survey Lead-based paint (LBP), Asbestos containing materials (ACM), and PCBs in window grout were confirmed to be present in the building and hazardous materials that require special handling and/or disposal (such as household chemicals, paints, x-ray equipment, mercury-containing materials, etc.) were observed on the property.

Vacant since 2009, the Saint-LUC French Immersion and Cultural Campus nonprofit purchased the site in November 2019. French is still spoken daily by many residents in the surrounding community which supports the redevelopment plans for a French Immersion and Cultural Campus. In additions to support cultural education and continuation, the project would help address the high poverty rate in St. Landry Parish (4th highest in Louisiana) by creating jobs and attracting tourists/students to the area.

The development is in partnership with Arnaudville's Creative Placemaking work ongoing since 2005. Community leaders created partnerships with public, private, non-profit, and community sectors to strategically shape the physical and social character of Arnaudville around arts and cultural activities with an emphasis on French. This work served and is still serving to animate public and private spaces, rejuvenate structures and streetscapes, resulting in improved local business viability. Creative Placemaking practices bring diverse people together to celebrate, inspire and be inspired. Outcomes are the halt of population loss, increased in-migration, and increased revenues for businesses and tax collections for the town. Equally is important as there has emerged a renewed pride of place, of language and of culture.
