Additional Property Attributes

The Kathy O MHP contains three adjacent parcels of land in Anchorage, Alaska. The property is used for light business and commercial uses, and for residential housing. Vehicle, motor home, and mobile home maintenance and repair occur in an on-site warehouse/maintenance shop. The site contains 87 mobile home spaces with the majority of these being occupied. Fuel oil was once supplied to residences at the Kathy O MHP for heating via �- inch-diameter copper subsurface distribution lines buried approximately 16 to 18 inches bgs that likely ran behind the mobile homes in the park. The 10,000-gallon UST (UST 3) that supplied these lines with fuel was located behind (to the south) of the warehouse/maintenance shop, but has been removed from that location. The out-of-use heating oil distribution lines may have resulted in DRO contamination to subsurface soils and groundwater.. Four USTs once were in use on the property (USTs 1, 2, 3, and 4). Three of these USTs (USTs 2, 3, and 4) have been removed and one was closed in-place (UST 1). UST 1 stored gasoline, UST 2 stored diesel, and USTs 3 and 4 stored heating oil. Only UST 2 is known to have been sampled at the time of closure. At that time, three soil samples were collected and analyzed for DRO. All results were below the ADEC cleanup standards. It appears that the remaining UST basins have not been sampled and, for this reason, it is not known whether they may have caused gasoline-range organics (GRO) and/or DRO contamination to subsurface soils and groundwater on the property. During the TBA field sampling event conducted in June 2019, a total of 14 borings were advanced to groundwater at locations near or downgradient of USTs 1, 2, and 4. Groundwater samples were collected from each borings and subsurface soil samples were collected from six borings, including two each near UST 1, UST 3, and UST 4. All samples were analyzed for DRO, EDB, GRO, RRO, SVOCs, and VOCs. None of these samples contained analytes at concentrations above ADEC cleanup levels. It appears that these USTs have not impacted subsurface soil or groundwater. Potential impacts to subsurface soil and groundwater from the out-of-use heating oil distribution lines were not investigated since these locations were largely inaccessible to drilling equipment.
