Semivolatile organic compounds (SVOCs), total petroleum hydrocarbons (TPH) and arsenic were detected in soil samples above the EPA Regional Screening Levles (RSLs). Tetrachloroethylene (PCE), Trichloroethylene (TCE), 1,2-dichloropropane, TPH, and arsenic were detected in growndwater at concentrations above the South Carolina Dept of Health and Environmental Control (SCDHEC) Primary Drinking Water Standards and EPA RSLs for tapwater. Volatile organic compounds (VOCs) were detected in soil gas samples above the EPA Vapor Intrusion Screening Levels (VISLs). In addition, lead-based paint (LBP) and asbestos were detected throughout the site buildings.

Additional Property Attributes

The site includes an approximately 23-acre, multi-parcel property that contains foundations from buildings demolished in 2011 and 2012. An administrative building and a boiler house are still present on the site and contain asbestos and LBP. The buildings are structurally sound and can be reused once remediated. The property owners anticipate redeveloping the property with a mix of residential, commercial/retail with some greenspace.

Former Use: The site is located at 14 Pacific Street in Lyman, Spartanburg County, South Carolina, the location of Lyman Mills from 1924 until 1996. The site utilized both aboveground and underground storage tanks containing gasoline. In November 1997, one 8,000 gallon gasoline UST and one empty, unidentified UST of approximately 500 gallons were removed from the site. No information regarding the UST is available but it is believed to have been an older gasoline tank. The site also used coal to power the boiler house. Pieces of coal were observed on the ground around the boiler house. According to reports, some of the chemicals used at the site included polyacrylic acids, hydrogen peroxide, sodium hydroxide, tri-sodium phosphate, sodium bifluoride, sodium bisulfate, biphenol, trichlorobenzene, magnesium chloride, sodium gluconate, sodium carbonate, methyl naphthalene, orthophenol, naphthol, toluene, perchloroethylene, chlorobenzene, silver nitrate, nickel and copper. VOCs include PCE and TCE; SVOCs, TPH and arsenic are of concern due to historical operations as a textile mill. The site has been divided into multiple parcels and sold to individual property owners including the following: Town of Lyman, Lyman Warehouse LLC, Bennett LLC, MD Capital LLC, GGB Properties LLC, and GGB Investments LLC. Residential properties surround the site.
