Additional Property Attributes

An ~2,400 square foot UST pit with reinforced concrete, various unknown metallic anomaly areas, and various utility lines (e.g., electric, telecommunication, water, sewer) were identified through Phase II GPR. VOC detections in soil and groundwater were below project action limits (PALs), and are apparently the result of past or present activities at the property. VOCs in the soil are probably from potential releases from gasoline/diesel USTs and/or spills resulting from vehicle fill-ups and/or printing operations, and the chlorinated solvents and their breakdown products are probably the result of car maintenance (degreasers) activities that occurred on-site. Soil samples exhibited 12 metals at concentrations exceeding PALs, and distribution suggests a site-related source. Exceedances for metals in groundwater were inconsistent; metals exceeding PALs (e.g., thallium, manganese) are not generally considered a concern with respect to drinking water. Elevated concentrations of manganese may be related to historical and current use of petroleum products on the subject property. No ACMs were identified on the subject property. Lead was found in approximately 1,500 square feet of walls, 120 linear feet of curbs and concrete, and 40 columns measuring up to 8 feet in height were found to contain LBPs with concentrations ranging from 1.1 to 18.5 milligrams per square centimeter (mg/cm2) and a paint chip concentration of 0.9 to 7.6 percent by weight. Toxicity characterization leaching procedure (TCLP) results support disposal of future demolition debris as nonhazardous regulated lead waste; however,additional characterization may be required based on disposal volumes.
