Additional Property Attributes

The site includes two tracts of land totaling approximately 27 acres. Tract 1 consists of a school for sailing with several boats,
partially wooded and cleared land, a gravel-covered parking lot, two small buildings for boats and parts, three sheds, three
storage containers, a water supply well, and the concrete pad from the former aboveground storage tank (AST) storage area.
Tract 2 consists of a storage building and wooded, vacant land. The property owners anticipate redeveloping the property as
recreational, tourism of the North Carolina Maritime Museum, light marine-related industrial use.

The site is located at 293 West Beaufort Road Extension in Beaufort, Carteret County, North Carolina, the location of A former
fish processing facility from 1930 to 1970s. The facility occupied former on-site structures, including two buildings for packaging
seafood, a building for bagging fish by-products, a building utilized as a cooler, a well pump house, ASTs with Number 6 fuel
oil, and several residences for plant personnel. A concrete pad from the former aboveground storage tank (AST) area is still
on site. During the years of operations, the site contained two 10,000-gallon ASTs and one 500-gallon AST. In a previous
Phase I ESA, one empty, 500-gallon AST was located north of the tank farm. The contents of each of the tanks are unknown,
but interviews with former site personnel indicated that Number 6 fuel oil was stored and used on site. The site also utilized an
AST that previously contained kerosene. Over the years, all structures were razed, except several small buildings and sheds
currently utilized by the sailing school. VOCs, SVOCs, TPH, and metals are of concern due to historical operations.
